Building Surveyor

The Building Surveyor is an important piece of the construction puzzle. This is an interesting and challenging career for the individual who is good with their hands and enjoys technical work. Building surveyors are in high demand in areas where there is lots of new construction. This job is a vital part of ensuring that new and existing construction is safe and complies with required regulations.

The primary role of a building surveyor is to interpret and enforce laws and regulations regarding the construction and safety of buildings. In this role, surveyors provide advice and assistance to builders during the early stages of construction, to help prevent problems from occurring. This includes analyzing the architect's plans to predict any potential issues with building codes or safety regulations.

Building surveyors also perform building inspections during many phases of the construction process to ensure that the proper materials are being used, that the construction process is safe and that the building conforms to all regulations. Building surveyors are required to keep records regarding all plan changes, construction progress and instances where regulations have been breached. They write reports for the governing bodies detailing code violations, and may even be called upon to testify in court about code violations and breaches of regulation.

Building surveyors also issue building permits and provide compliance certificates to construction companies once a building has been completed and verified to be up to code. They also assess buildings, both old and those in the construction process, for proper disabled access.

Building surveyors also provide services to existing buildings. They perform inspections for potential buyers to ensure that existing buildings are up to current code before ownership is transferred. They also assess the general condition of these buildings, providing feedback to the buyer about potential problems.

Building surveyors may also be involved in the revitalization and remodeling of old buildings, working to bring old buildings up to code while maintaining the character of their original period. They help advise on energy saving measures and structural requirements for bringing old buildings into today's modern world.

To gain employment as a building surveyor, you should first obtain a Bachelor's degree in a related field, such as civil engineering or construction management. Some colleges even offer a program in building surveying. In most areas, you will also be required to be licensed and certified in order to gain employment. Many people begin their career as an intern or assistant to a building surveyor, gaining experience in the field as they study for the licensing exam.

Successful building surveyors are detail oriented and have thorough knowledge of construction practices and local codes and regulations. They are able to offer advice as to how to correct problems. They must be diligent in their work, as mistakes can be costly and dangerous. Building surveyors typically have a good mix of office and on site work, making for a varied workday. This is a good career for those individuals who enjoy the construction or restoration process and who enjoy technical and mechanical work.
