The career of a Real Estate Agent is a rewarding and lucrative career for those who love houses and are good sales people. Real estate agents are needed in all areas of the housing industry.
Real Estate Agents sell property. This can include homes, condominiums, apartments, land and commercial buildings. Typically, real estate agents specialize in one type or the other. Many are specialists in helping families relocate, or find the perfect home. Others sell condominiums or apartments in newly built complexes. Still others work with families to find a community in which to build a new home. Commercial real estate agents sell new and existing business properties.
Real estate agents must have a thorough knowledge of the industry, including all applicable real estate laws and regulations. They must understand zoning regulations and must thoroughly research property before showing it to clients. Some residential real estate agents specialize as buyer agents and some as selling agents. Buyers' agents represent buyers independently, and have no listings of their own to sell, so they are objective about all properties on the market. Selling agents list and market properties for sale. In the real world, however, the vast majority of residential agents engage both types of customers, those who are selling and those who are buying.
Real estate agents must know what sells a home. They use this information to advise their customers who are selling on what steps to take to make their home ready to go on the market. For example, they may tell a seller to give their home a new coat of paint, or clean up untrimmed shrubs. Real estate agents also use this information to point out things to prospective buyers. When walking a prospective buyer through a home, the Real Estate agent will be sure to point out positive points about the home that most buyers are looking for. In addition, a Real Estate agent must be knowledgeable about the market in their area. They must know the approximate value of real estate in their area, and must be able to give a good estimate of what a home is worth quickly. They must be able to provide information about local school systems, taxes and the community in general to prospective buyers. They should also be able to assist buyers in finding a mortgage broker and closing attorney if the need arises. In most cases, it is the real estate agent who will provide most of the legwork from the time a contract is signed until the transaction actually closes.
Real Estate agents must be good sales people. In most markets, there are many homes to choose from, and buyers and sellers have many agents from which to choose, too. So, real estate agents are really in the business of selling themselves just as must as the properties they show. Good communication skills and good customer service skills are essential to this career. Real estate agents must be detail oriented and tenacious, as well. Real estate transactions can easily fall through when details have not been attended to.
Real estate agents must attend training and pass the real estate licensing exam. Once their license has been obtained, it must be renewed every few years. Real estate courses are taught by various organizations. In some areas, the coursework is not actually required, but is helpful in passing the licensing exam.
