Superintendent


Superintendents are the caretakers of buildings. This job entails overseeing all aspects of building maintenance. Superintendents are employed in large apartment buildings and complexes as well as in corporate office buildings.

Superintendents keep buildings in good working order. They perform, or oversee the performance of, routine maintenance items such as painting, cleaning gutters and grounds keeping. They make sure that any inspections required by law, such as those for elevators, are performed on time. They also oversee cleaning crews in some instances for public areas such as lobbies.

Superintendents also handle building repairs, either performing them or supervising those completing repairs. The Superintendent is the person that tenants call when they have leaky pipes, heat that doesn't work, or other problems in their apartment or office. Most superintendents have, at a minimum, general handyman skills, so that they can perform minor repairs themselves. For larger problems, they may contract work out to repairmen.

Superintendents are also responsible for overseeing improvements made to the building they supervise. They will monitor the work of building contractors and other workmen. They may be responsible for budgeting for the work and ensuring that the improvements come in within the time and budget allotment.

There are typically no special educational requirements for building superintendents. However, most are expected to have repair and maintenance experience, so that they are able to handle many minor building repairs themselves. They may also be required to have budgeting and bookkeeping experience if they will be contracting workers and paying bills.

Superintendents should have good customer service and communication skills and have the ability to deal with a wide variety of people. They should also have negotiation skills so that they can work effectively with contract workers, ensuring the best prices for the repair, maintenance and cleaning crews that they may employ. They may also need to have competent writing skills, in the event that they are required to complete regular reporting for their employer. Their employer may also require that they be bonded, in order to protect cash and property on the premises.

Superintendents are often called upon to be available day and night to deal with emergencies in their buildings. For this reason, many apartment building superintendents live on the premises. In addition to being able to perform some emergency repairs themselves, they should also have a broad range of contacts available in the event that they need emergency repair assistance for big problems that occur outside business hours.

Superintendent jobs can be difficult to come by, especially in residential properties, because turnover is typically very low. Because Superintendents in these properties live on the premises, and typically do so for reduced rent, these are employees who are likely to stay put for many years. In commercial properties, turnover is somewhat higher.
